Current Scenario of American Industrial Real Estate Market Outlook: Ken Research

Industrial sector has been the most sought after property type for the real estate investment community over the past few years and indications point to that continuing in 2018. Industrial property demand has always been a function of economic growth. Real estate industry analysis results predict that for every USD 1 billion additional e-commerce sales, 1.25 million square feet of distribution space is required. This means that at least another 85 million square feet of distribution space will shortly be demanded. Therefore, despite GDP growth hovering around 2% for the past seven years, industrial real estate will continue to outperform due to e-commerce driving the market.

The current trends that are observable indicate that 2018 will be a year driven by transaction volume.
  1. Transaction volumes are continuously rising and total industrial volume has seen a stable increase till 2015 where it reached the highest transaction volume ever. Then in 2016 it dipped but rose in 2017 to the second highest transaction volume ever. Northeastern region is significant as there has been year over year growth of 7% attributable to a combination of single asset sales and larger portfolio transactions such as sale of The Hampshire Companies’ northern New Jersey portfolio as well as Duke’s purchase.
  2. Industrial pricing has remained strong. Investors have flocked to the industrial sector because of its impressive year over year rent growth which hovers around 8% to 11%. Surplus capital and increasing demand has driven pricing for Class A distribution space in core locations to 3.9%- 4.6% cap rate range.
  3. Funding deficits seem to be largest amongst investors despite foreign investments up by approximately 30%. Institutional industrial allocations will be surpassing retail allocations over the next year, as investors increasingly meet their retail targets with industrial products. There is a large inbound queue among fund managers and it is clear that the under allocation has been amplifying demand for industrial product.
  4. The rising GDP and growth in manufacturing sector are continuously increasing the demand for industrial real estate. Market research reports for real estate indicate that this growth has largely been due to the explosion of e-commerce that has increased the need for industrial real estate. Today there is a huge requirement for warehousing and other related industrial real estate. Even product diversification and variations need to be maintained which requires industrial real estate.
All these factors when considered present the conclusion that 2018 and subsequent years will see higher transaction volumes as investors will continue seeking bright future prospects. In addition experts also expect larger portfolio sales and recapitalizations to be a significant trend in 2018. The continuous growth of e-commerce will further the demand for industrial real estate and the growing concerns relating to the environment are also a contributing factor as they lead to demand for large single efficient units rather than multiple small ones. Real estate in its single sense is developing but multiple studies showcased industrial real estate is the key growth driver.

Impact of Urbanization on Real Estate Market Outlook: Ken Research

Real Estate Market Research Reports suggests that since working population is young, affluent and career oriented their disposable income has increased and so does their purchasing power which led to rapid urbanization in search of better opportunities and career prospects. Mass migration from rural to urban areas for better living standard and resources is causing huge pressure on real estate business since they have to reform prices as per increased demand. To keep up with changing lifestyle in the city real estate sector has started partnering with investment community and government to develop urban housing scheme. Moreover A populous city has active interaction between private and government sector that would mark new benchmark for innovation to ensure good supply of housing to white collar mavens.
Influencers

Therefore transparency is utmost important in real estate so that agent abide by strong ethical standard. Furthermore it is prerequisite to have safe and secure land use planning of urban area as there is proliferating informal settlement with increase in global urban population.
Rents: Even with lower vacancy rate large businessmen are willing to pay premium for building that has access to proximity to work, transit, and amenities. Therefore landlords charge huge rents for urban commercial and residential spaces.
Infrastructure: Peripheral infrastructure of transportation, education and healthcare will lead to substantial and sustainable growth in Real estate business.
Nuclear Family: Due to growth in nuclear middle class family in countries such as India and china real estate business has better growth opportunities in residential sector.
Market Segmentation On The Basis Of Type of Property:
Residential: On the basis of investment, owned houses have fewer shares in market than the rented ones. Owner-occupancy ratios vary from country to country it is stronger in Spain, Italy and Singapore as compared to Switzerland, Hong Kong and Germany. Since younger are more renter than old, aging would cause huge impact on ownership rate.
Office: Urbanization will lead to increase in office employment and therefore boost demand for office space. Commercialization has huge contribution in expanding office buildings.
Retail: Driving force of Retail sector is size and wealth of the population that is it is directly related to the purchasing power of the citizens. Due to rise in employment of youth their purchasing power would increase therefore directly expanding retail space. Maximum increase in demand for retail spaces in seen in emerging market such as that of US and Western Europe.
Real Estate Industry Analysis states that over the decade rapid increase in population is seen in Africa and Asia especially in India; even in china the growth has been slowed down therefore there would be huge affect on the demand of retail, commercial and residential spaces. Africa and Asia will have the maximum numbers of urban dwellers by 2030 that would in turn not only demand housing furthermore the demand for better infrastructure and innovated commercial space will increase as well. Increasing Opportunity in Indian Real Estate Market Outlook: Ken Research

India has been investing in many sectors to further its economic performance. One such sector is the real estate sector in which the huge population is seen as a growth driver. Recent years have seen many new developments in technology and trade with foreign investors increasing their interest in India. There have also been a number of significant policy changes and the effects of the imposition of such laws are currently debatable. However, real estate industry research and market reports suggest that 2018 will be a favorable year for the Indian real estate market which will benefit from recent reforms.
Real estate market research reports bring out the fact that in 2018 there are several challenges and opportunities for growth especially for the home buyers and home developers. All this comes after a very irregular movement of the industry in 2017 when too many things happened. The effect of demonetization was still visible in 2017. The Central   Government in the Union Budget 2017-18 introduced ‘Housing for All by 2022’ which comes with a number of benefits like availability of prime land parcels, access to funds and fast approval of incentivizing for the affordable housing projects. The government also introduced RERA to bring complete transparency between buyers and sellers. This act has raised the interests of home buyers and confidence among the consumers. Furthermore, the introduction of GST in 2017 aimed to dismantle multiple tax system and the effects were evident as in 2017, 30% less units got sold out compared to 2016.
For 2018 there is some expectation from both buyers and developers that new government policies will boost the housing sector. India is working on promoting Real Estate Investment Trust (REIT) and there is also projection of receiving Private Equity (PE) investment of about USD 4 billion during the fiscal year. As far as listing down the metro city that would yield a good return to developers, Bangalore tops the list.
RERA though good for the public, presents a very different scenario to the developers. They have to face the restriction to new construction and instead complete the existing ones within the deadline. As a result 2018 is expected to witness major sales and delivery in the residential market.
Since the establishment of GST the real estate sector has been facing huge roadblocks due to high GST rates. The government needs to realize that home buying is a huge investment and such unfavorable tax conditions are detrimental to the industry. Estimates show that the government should bring down the GST rate 6% to encourage buyers to invest in new projects. However, the government has taken a few steps to change the scenario. These include various tax incentives and reforms like interest subsidy.
Input costs are also on the rise. Since real estate is a capital and labour intensive industry, a rise in the cost of labour will create issues. Cement companies have also raised prices creating problems in project development. The government is trying to compensate by launching schemes like Pradhan Mantri Awas Yojana which aims to build houses for everyone by 2022.
Major developments have affected Indian real estate recently. The government has attempted to maintain a healthy environment for everyone by launching schemes and subsidies. It has also aimed to increase transparency in the market by furthering RERA which promotes clean capital. Such steps that incorporate favorable government schemes, FDI and transparency are expected to drastically change the future of the real estate sector in India starting from 2018.

Vietnamese Real Estate Market Outlook: Ken Research

The flourishing middle class and a gradual transition from the communist economy to entrepreneurship and foreign investment have positively impacted the real estate sector in Vietnam. The overall change in the financial profile has created a need for more residential, retail, commercial and office spaces in the country. Real estate market research reports consulting brings about the fact that investment in real estate in Vietnam grew by 13% in 2016 in comparison to 2015.
Recent real estate business review in the Asia-Pacific region showed that Vietnam is an emerging player in the real estate sector. Technology has greatly augmented modern infrastructure. Use of technology became inevitable when foreign investment in real estate started increasing as real estate websites, and online portals reached out to buyers and investors across the border. Ho Chi Minh City is at the center of economic activities in Vietnam. Investors report that office rentals in Ho Chi Minh City are higher than in Bangkok. Typical real estate in Vietnam consists of cramped apartments and decent shopping complexes. However, with developed cities like Ho Chi Minh City and Hanoi many new projects are commencing which will bring about modern infrastructure. As the recent global popularity of smart cities increases Vietnam too is investing in sustainable development.
Smart cities require efficient public transportation like metro that connects major locations at an affordable cost. This will lead to commercialization of surrounding areas thereby developing modern infrastructure.
Energy conservation is on the rise now and so is its importance. Many famous cities globally have incorporated this in their core beliefs and have built on it. Vietnam is also catching up with intelligent building management systems from Siemens that aim to reduce energy consumption almost by 30% as tests in Taipei show. So far hundreds of buildings have been fitted with this system such as the German House in Ho Chi Minh City, in residential buildings and resorts. Also, Buro Ole Scheeren has unveiled Skyscraper Complex in Ho Chi Minh City featuring Sky Forests.
Management systems that are universal to all cities are being developed. This is being done because the needs of Hanoi are different from that of Ho Chi Minh City and cities need to prioritize them. Technologies offer solutions to execution of master plans but until there is a proper structure of demands they cannot be fulfilled.
Many public recreation attractions are also being set up such as Hanoi Lotus Centre built by DeciBel. Samsung and Choon Soo Ryu have developed a community center in Thuyhoa as part of the social development project ‘the Nanum Village’.
Seimens has emerged at the forefront of real estate developments in Vietnam. It is working with the Ministry of Transport and different city governments. Other property developers are also extensively adopting technology. Dat Xanh Group, headquartered in Ho Chi Minh City, has consistently been ranked among the best in Vietnam and has carried its excellence to its real estate subsidiary. FLC, headquartered in Hanoi, is among the biggest real estate companies in Vietnam and has won considerable number of accolades for its services. Vingroup, based in Hanoi and owned by the richest person in Vietnam, is among the biggest Vietnamese business houses and has real estate subsidiaries like VinHomes and VinPearl.
The country has a bright future in terms of real estate evident by the fact that foreign countries are investing in its real estate. The top 5 countries that invest in Vietnamese properties are Japan, Singapore, South Korea, US and Hong Kong. These international partnerships are beneficial not only for the real estate sector but also for the country in general. Vietnam’s growth is similar to that of China’s and it is emerging as a competition to China because of its comparatively cheaper output products and services. However, observing the rate of commercialization experts believe that the Vietnamese real estate sector has a lot of potential for growth.
